A homeowner who desires to append worth to their home should renovate their loft, research has shown. But the place of a property is still the main factor influencing its value, Nationwide revealed.

An attic renovation could enhance the cost of a property by around 10.9%, while addition an extra bedroom within a house extant wall could uplift its worth by 6%. Increasing the floor space of a property through an additional room can raise its worth by 12%, while setting up central heating will enhance it by 7%, and squeezing in an additional bathroom could add 5%. Other factors include having a parking space, which can boost the asking cost by 7%, while a single garage will increase it by 8% and a double garage can boost it by 14.5%. Being in an area with fresh streets and having a high-quality council can both amplify prices by around 3%.

Despite this, the main factor upsetting a property's value is its location, with homes in the preeminent local neighborhood strong prices that are around 36% higher than similar properties in a standard area. In the most excessive cases there can be 90% dissimilarity in the cost paid for a property in an affluent and prosperous area, compared with a similar home in one of the most deprived districts.
